What we do

Four services, built around how housing providers and owners corporations actually work

We work for community housing providers, organisations funded through Homes Victoria and the Department of Families, Fairness and Housing, local councils and owners corporations. Vacancies that need turning around fast, occupied homes that need respectful and reliable repairs, upgrade works that need a registered builder in charge, and common property works a committee can actually approve.

Vacant Property Make-Good

Full turnaround of vacated units: inspection and photographic condition report, itemised quote, patch and paint, flooring, blinds, appliances, plumbing and electrical, rubbish removal and a ready-to-let handover.

Responsive & Programmed Maintenance

Reactive repairs in occupied properties with tenant-sensitive conduct, planned maintenance programs, minimum rental standards compliance works, and smoke alarm and safety compliance coordination.

Building Works & Upgrades

Bathroom and kitchen renewals, accessibility modifications, water damage and make-safe works, fire door replacement and compliance, glazing and structural repairs, delivered under a registered building practitioner.

Owners Corporations

Common property repairs, water ingress, balustrades, fire doors and make-safe attendance, quoted in a format a committee can table and approve, with common property and lot responsibility separated before work starts.

The difference

Why housing providers choose Foundry

Our quoting and delivery method is built for organisations that have to justify every dollar to a board, an auditor or a funding body.

  • Fixed published schedule of rates

Every job priced from a published rate schedule. Check any quote line against the rate you were given.

    How rates are built →
  • Your scope and our recommendations, kept separate

Two-part quotes: the works you asked for, then anything we found on site. Extras are priced individually and proceed only on your approval.

    See the two-part quotation →
  • Fast vacant turnarounds

We inspect and quote quickly and sequence trades rather than booking them one at a time. Handed back ready to let.

    How a vacancy runs →
  • You deal with an owner, not an account manager

Every job is run personally by one of Foundry's two directors. Scheduling, trades and certificates all sit with us.

    Meet the directors →
  • Work that does not come back

A 90-day defects liability period on every completed job. Call-backs cost us, so the incentive to get it right sits with us.

    Defects liability and handover →
  • Documentation your auditor will accept

Before and after photographs, timesheets against quoted hours, supplier records and compliance certificates, supplied at handover, not on request.

Our social procurement position →

Proof, not promises

What a Foundry quotation actually looks like

This is the structure of a real vacant make-good quotation issued to a Victorian community housing provider for a one-bedroom apartment in the inner north. The client's brief is priced on its own. Everything we found beyond the brief is listed separately, priced separately, and approved separately.

You can approve part one and none of part two, all of both, or anything in between, and know exactly what each decision costs before committing.

Want to see one of these for your own property?

Send us a single vacancy. You get the inspection report, the two-part quotation and the handover pack, and you can judge the method on one job before committing to anything larger.

Quotation

  • Remove fixed wall mirror, make good and paint
  • Supply and install 2 × roller blinds

Each part is totalled separately, and together. Prices are firm, itemised, and drawn from our published schedule of rates. All works carry the 90-day defects liability period.

Past performance

On the ground in Victoria's social housing

Foundry's team has been delivering vacant make-good and maintenance for a registered Victorian community housing provider: multi-property bundles across the inner north and inner east, scoped, quoted and handed back under the method set out here.

  • Multi-property vacant bundles

Scoped, quoted and delivered as a coordinated program rather than as isolated jobs.

  • Occupied-property repairs

Attended with notice, respectful conduct, and clean handback at the end of each visit.

Named client references and identifiable property photography are published only where written client permission is held. Until then past performance is presented de-identified. A provider's obligations to its residents come before our marketing.

Invite Foundry to quote

Send us a scope, a vacancy list, or a panel or tender invitation. We will confirm receipt, arrange inspection, and return an itemised quotation.
